We check what sold nearby, the tax bill, and what shape the house is in.
You get it in writing. You don't have to take it, and there's no agent commission.
You pick the date. That can be 7–14 days, or later. You get paid at closing.
Most of the houses are older rowhomes. The things that matter are an open L&I violation, a tenant who's still there, a house inherited from a relative, or a vacant rowhome with the utilities off. You don't have to fix those before we can price it.
We look at recent sales, the taxes, and the condition, then send a written offer within 24 hours. If you take it, closing is at a local title company. That can be 7–14 days, or later if you need the time. We usually cover standard seller closing costs. The number is what you should net from us, minus any mortgage or liens.
You don't have to say yes. If the house is updated and you can wait, a listing might be the better fit.
We'll call or text you back.
