When we say North Philadelphia here, we mean 19122, 19121, 19133, and 19140. Depending on the exact address, that's Brewerytown, Strawberry Mansion, Fairhill, Hunting Park, Nicetown, or Olde Kensington. We buy houses there as-is. If you don't want showings, repairs, or an agent commission, send the address and you'll have a written offer within 24 hours.
They're mostly rowhomes. Some owners still live in them. Some have been rentals for years. Some are vacant, with an L&I violation, tax debt, or fire damage. We'll price that. We won't ask you to hide it for a listing. A buyer with a mortgage may never get to settlement on a house in that shape. A cash closing at a local title company can, if title is workable and the date works for you.
If a sheriff sale notice already arrived, move quickly and talk with a housing counselor or an attorney as well. We can often offer within a day and close fast. We can't promise to stop a sale. If it's an estate, we can start from the address before every heir has finished the paperwork. Title will say who has to sign. We're not your lawyer.
We also buy in West Philadelphia, South Philadelphia, and 19134, and in Fishtown and Northern Liberties. If your house is outside this list, send it anyway. We'll tell you if we can buy it.
You net the offer minus the mortgage or liens. We usually cover standard seller closing costs and we'll explain the number before you sign. Close in as little as 7 to 14 days, or slower if you need to. You can turn it down. If you only have part of the story, that's fine. Tell us what you know about the house and who is on the deed, and we'll sort out the rest on the phone. Plenty of owners start without a repair list or a tax bill in front of them.
